Since 2021, MaPrimeRénov' has no longer been reserved for owners who live in their home: those who let it can also benefit. With the gradual ban on letting energy sieves, this is often the right time to take advantage of it.

Why renovate now

The Climate Law timetable is set:

Since 1 January 2025Class G

The home can no longer be offered for let.

In 2028Class F

A home rated F will no longer be able to be let.

In 2034Class E

Then a home rated E.

Renovating before the deadline avoids empty periods, protects the value of the property and improves the tenant's comfort.

This timetable does not only apply to new tenancies: it also applies to tenancies renewed or tacitly extended from these dates. And since 24 August 2022, the rent of a home rated F or G cannot be increased, whether during the tenancy, on renewal or between two tenants.

The landlord's commitments

For MaPrimeRénov' for a whole-house renovation, the 2026 rules published by France Rénov' are precise:

6 yearsof letting at least as a main residence, starting within the year following payment of the balance of the grant
1/6of the grant to be repaid for each year not let if the letting stops before six years
3 homeslet at most can receive the grant for the same owner

The landlord must also:

The home must be at least 15 years old and rated E, F or G. The work must gain it at least two classes, include at least two insulation measures (roof, walls, floors or windows) and be carried out by RGE-certified contractors. For a detached house, a project that keeps or replaces a gas or oil boiler is not eligible for the grant. The amount depends on the owner's income. These conditions change: check them on france-renov.gouv.fr at the time of the project.

Worked example: a let 80 m² house rated F

Take, as an example, a let 80 m² house, rated F, whose tenancy expires in 2028 and whose owner falls within the “intermediate” income category. Without work, the tenancy cannot be renewed. The audit proposes insulating the loft and the walls, replacing the windows, and installing ventilation and a heat pump.

Cost of the work, for a gain of two classes€32,000 excl. VAT
Ceiling applied for two classes€30,000 excl. VAT
Rate, “intermediate” income45%
MaPrimeRénov'€13,500

If the programme gains three classes, the ceiling rises to €40,000 excl. VAT. Actual amounts depend on the scale in force at the time of the application.

The process in practice

Five steps, in this order:

  1. Make an appointment with a France Rénov' adviser, free and independent: this appointment is compulsory in order to submit the application.
  2. Choose an Accompagnateur Rénov' (renovation adviser), compulsory for a whole-house renovation: they carry out the energy audit and the financing plan, and help to analyse the quotes.
  3. Obtain quotes from RGE-certified contractors (recognised as environmental guarantors).
  4. Submit the application before any work begins.
  5. Carry out the work, then send in the invoices for payment.

Work in an occupied home

The law of 6 July 1989 requires the tenant to allow work to improve energy performance to be carried out, after notification delivered by hand or by registered letter with acknowledgement of receipt, setting out its nature and arrangements. Without the tenant's agreement, the work cannot take place on Saturdays, Sundays or public holidays. If it lasts more than twenty-one days, the rent is reduced in proportion to the time and the part of the home of which the tenant has been deprived.

For major work, temporary rehousing is sometimes preferable. A well-prepared project reduces disruption and duration.

Other grants for a landlord

The zero-interest eco-loan is open to landlords and can fund the remaining cost. The Loc'Avantages scheme adds a tax reduction if you let below market rents to low-income households, after an agreement with the Anah (the national housing agency). If your tenant loses independence through age or disability, MaPrimeAdapt' can also fund a walk-in shower or a stairlift. A France Rénov' adviser checks what can be combined in your case.

Frequently asked questions

Can a landlord receive MaPrimeRénov'?

Yes, subject to conditions set by the Anah, in particular a commitment to let the home as a main residence for at least six years.

Can a home occupied by a tenant be renovated?

Yes, after notifying the tenant of the work and organising the project. For major work, temporary rehousing is sometimes preferable.

Where can the up-to-date conditions be checked?

On france-renov.gouv.fr or with a France Rénov' adviser in your département.

How many homes can a landlord receive grants for?

Up to three let homes for MaPrimeRénov' for a whole-house renovation.

What happens if you stop letting before six years?

Part of the grant must be repaid: one sixth of the grant received for each year not let.

Can the rent be increased after the work?

As long as the home remains rated F or G, no increase is possible. After the work, any revision must deduct the grant from the cost of the work, and the tenant must be informed.
