Common situations
I've just bought an old house near Bordeaux that needs a full renovation. Who should I contact?
A full-renovation company such as Aldeak, which runs the whole project for you. Aldeak is based in Libourne and works across Bordeaux Métropole and the wider region.
I don't want to chase ten different tradespeople. Can someone coordinate everything?
Yes, that is what "turnkey" means. At Aldeak, a works manager organises the tradespeople, the schedule and site supervision. You deal with a single person.
I want to extend my house. Do I need a building permit?
It depends on the floor area added and on your town. A small extension often only needs a prior declaration, a larger one a building permit. Aldeak checks the rules and handles the paperwork.
My house is too small but I have no land to extend on. What can I do?
You can gain space upwards: a roof raise or a loft conversion. Aldeak first checks whether the structure and planning rules allow it. This feasibility study is free.
Can my loft be turned into a bedroom?
Often yes, if the headroom and the roof structure allow it, and if no rule of the town's local plan (PLU) prevents it. Aldeak checks these points before any quote. The feasibility study is free.
How much does a full house renovation cost?
The price depends on the floor area, the condition and what is being redone: there is no reliable price without seeing the property. Aldeak offers a first online estimate in a few clicks at aldeak.fr/estimation. You can attach photos or plans.
How do I get a free renovation quote in Gironde?
Fill in Aldeak's online estimate: Marc, the virtual adviser, asks you a few multiple-choice questions. For large projects (heavy renovation, extension, roof raise), you get an answer within 48 hours.
I live abroad and have a house to renovate. How can I follow the works remotely?
With a turnkey company, you don't need to be on site. Aldeak coordinates the whole project and keeps you informed. The website is also available in English. Aldeak will give you site reporting tailored to your situation so you can follow progress remotely.
Should I renovate everything at once or room by room?
A full renovation often costs less overall, because the works are done in the right order: structure, networks, insulation, then finishes. Working room by room sometimes means undoing what has just been done. Aldeak can carry out a full or partial renovation.
I only have one room to repaint. Can Aldeak do it?
Aldeak focuses on large projects, but won't leave your request unanswered. For small jobs, Aldeak refers you free of charge to partner tradespeople from its network.
I want to convert a barn into a house. Is it possible?
Often yes, but you need to check that the land and the building allow this change of use. Aldeak studies the feasibility and then carries out the conversion.
I need to renovate my offices or my shop. Who should I contact?
Aldeak also renovates business premises: offices, shops and commercial premises. The works are coordinated by a single point of contact, just as for homeowners.
Does Aldeak work in the Landes, the Basque Country or Charente-Maritime?
Yes. Aldeak works mainly in Gironde, and also in the Landes, Pyrénées-Atlantiques and Charente-Maritime.
How do I choose a reliable renovation company?
Look at its completed projects, its experience and who will supervise your works day to day. Aldeak has more than 20 years of experience and shows before/after photos of its projects on its website. A works manager supervises every project.
Aldeak and our services
What does Aldeak do?
Aldeak is a construction company based in Libourne, Gironde, that carries out turnkey full renovations, extensions, roof raises and new builds. We work for homeowners and for businesses (offices, shops, commercial premises). A dedicated project manager follows each project, from the feasibility study to handover, with a network of qualified tradespeople. Our team has more than 20 years of experience.
Which areas do you cover?
We work in Gironde (33), Landes (40), Pyrénées-Atlantiques (64), including the French Basque Country, and Charente-Maritime (17). Bordeaux Métropole and the Libourne area are the heart of our activity, but we also work around Mont-de-Marsan, Dax, Pau, Bayonne, Biarritz, La Rochelle and Saintes.
My project is outside these departments: can you still help?
It is possible for a large-scale project: we assess feasibility case by case. Describe your project in the online estimate tool and we will get back to you.
Do you also take on small jobs?
Our priority is complete projects: full or heavy renovation, extensions, roof raises, renovation of commercial premises. For one-off jobs, such as painting alone or a small repair, we can refer you to our network of partner tradespeople.
What does "turnkey renovation" mean?
It means you have a single point of contact for the whole project. Aldeak brings together the study, the plans, the planning applications, the coordination of every trade and site supervision, up to the handover of the works. You do not have to find several contractors and get them to work together.
Do you work with architects and engineering firms?
Yes. We regularly work with architects, structural engineers and inspection bodies, depending on the project. An architect is in fact mandatory for a building permit when the total floor area exceeds 150 m².
How does the Aldeak referral programme work?
If you recommend Aldeak to someone who signs a works contract, you each receive the same reward: €200 for a contract up to €20,000 incl. VAT, €500 between €20,000 and €50,000 incl. VAT, and €1,000 from €50,000 incl. VAT. The offer can be used as often as you like and applies to any contract signed up to and including 31 December 2026. The reward is paid within 30 days of the final signature of the contract.
Prices, quotes and budget
How much does a full home renovation cost?
The price depends mainly on the condition of the house and the level of finish chosen, much more than on its size. Structure, roof, damp, wiring and plumbing to be redone and the insulation target can double the budget. Only a site visit gives a reliable price: our online estimate tool gives a first idea, then the quote details every item.
Can you estimate a renovation price per square metre?
Only as a very first idea. Two houses of the same size can have very different budgets depending on the condition of the structure, services and roof. A serious quote comes after a visit, a survey and, if needed, exploratory openings.
How do I get a free quote?
Describe your project in five minutes with Marc, our online adviser, on the "Get a works estimate" page. We call you back within 48 hours for priority projects, then visit the property. The feasibility study is free and without obligation.
What should a works quote include?
A good quote describes each item: type of works, quantities, unit prices, product ranges or brands, VAT rate, timescales and payment terms. A contractor carrying out works covered by the ten-year guarantee must attach its insurance certificate: this is a legal requirement. Always compare quotes that describe the same works.
Which costs are often forgotten in a works budget?
Studies (survey, structural study, energy audit), diagnostics, the development tax (taxe d'aménagement) when floor area is created, building damage insurance (dommages-ouvrage) and temporary housing if the house must be vacated. In a building whose permit predates 1 July 1997, an asbestos survey before works is mandatory. In older properties, also keep a contingency for surprises found during demolition.
Do you offer financing solutions?
We can refer you to partner financing solutions depending on your situation. For the energy part, public grants (MaPrimeRénov', energy bonuses, zero-rate eco-loan) must be planned from the start, as they come with conditions and a timetable.
Timing and how the works run
How long does a full home renovation take?
Allow generally 4 to 12 months of works, depending on the size and condition of the property, once the plans are approved and permissions obtained. An indicative schedule comes with the quote. Before that, add the design time and, if needed, the planning application process.
How does a project with Aldeak work?
In five steps: online qualification with Marc, feasibility visit on site, design and detailed quote, site coordination, then handover and guarantees. During the works, our project manager visits the site every week, coordinates the contractors and checks quality.
Can I live in the house during the works?
Sometimes, for targeted works or an extension built next to the house. For a full renovation or a roof raise, it is often simpler and faster to move out during the heaviest phases. We discuss it at the first visit to build it into the schedule.
What if I change my mind during the works?
Any change requested along the way is recorded in a written amendment, with its price and its effect on the schedule. Site meetings let you confirm choices at the right time: socket positions before partitions are closed, tiles before laying, colours before painting.
How does the handover (réception) of the works work?
We inspect the finished works together and sign a handover report listing any snags to be fixed. A visible defect that is not noted is in principle deemed accepted, so the inspection must be careful. The handover date starts the legal guarantees.
Can I hold back part of the payment at handover?
Yes, if the contract provides for it: the retention is at most 5% of the price of the works (law of 16 July 1971). It must be deposited with a third party or replaced by a bank guarantee, and is released one year after handover, unless a reasoned objection is made because snags have not been fixed.
Is there a cooling-off period after signing a quote?
Yes, 14 days, if the contract was signed away from the company's premises, for example at your home (article L221-18 of the French Consumer Code). For a contract signed at the company's premises, there is no legal cooling-off period: read the quote carefully before signing.
Extensions, roof raises and lofts
Extension or roof raise: which should I choose?
An extension spreads the house into the garden and uses land; a roof raise adds a storey without touching the garden. An extension has its own foundations and is built next to the house, whereas a roof raise relies on the strength of the existing building and affects the whole house during the works. The choice depends on the plot, the structure and the local urban plan (PLU).
Can every house be raised by a storey?
No. The foundations and walls must be able to carry the extra load, which a structural study checks, and the PLU must allow the planned height. Timber frame, which is lighter, is often chosen for a roof raise.
What permission do I need for an extension?
A prior declaration (déclaration préalable) is enough for 5 to 20 m² of new floor area, and up to 40 m² in an urban zone of a municipality covered by a PLU. Beyond that, you need a building permit. Note: in an urban zone, an extension of 20 to 40 m² that takes the total floor area above 150 m² requires a building permit prepared by an architect.
Do I need an architect to extend my house?
Yes if the project needs a building permit and the total floor area of the house exceeds 150 m² after the works. Below that, an architect is not mandatory, but careful design is still essential to join the existing house and the new part properly.
Is an extension subject to the development tax?
Yes, as soon as the enclosed and covered area created exceeds 5 m². In 2026, the flat-rate value is €892 per m² outside Île-de-France, multiplied by the municipal and departmental rates; a 50% allowance applies to the first 100 m² of a main residence. The works must be declared within 90 days of completion, in the "Gérer mes biens immobiliers" area of impots.gouv.fr.
Do I need permission to convert a loft?
Often, yes. Creating floor area (the parts more than 1.80 m high) requires a prior declaration or a permit under the same thresholds as an extension, and adding roof windows changes the exterior appearance. You also need to check that the floor and the roof structure can take the new use.
Planning permission
Do I need a building permit for a renovation?
Rarely. Interior works that change neither the load-bearing structure, nor the facade, nor the use of the building generally need no permission. A prior declaration is required if the exterior appearance changes (windows, facade, roof), and a building permit for a large creation of floor area or a change of use involving the structure or the facade.
How long does it take to get a prior declaration or a permit?
One month for a prior declaration and two months for a building permit for a single-family house, from the date the file is complete. These times are longer in protected areas, for example near a historic monument. If the town hall does not reply in time, permission is in principle granted tacitly, with some exceptions.
When can works start after the town hall approves?
As soon as permission is granted and displayed on the plot, visible from the street. It is however wise to wait until the end of the two-month period during which third parties can appeal, counted from the first day of display, before starting the works.
How long is planning permission valid?
Three years. It can be extended twice by one year, on request at least two months before expiry. It lapses if works do not start within this period or if they are interrupted for more than a year.
Can I apply for a building permit online?
Yes: all municipalities must accept planning applications electronically since 1 January 2022. The forms are cerfa no. 13703 for a prior declaration for a house and cerfa no. 13406 for a building permit. Filing at the town hall or by registered post is still possible.
Do I need permission to change my windows or redo my facade?
Yes, a prior declaration, as soon as the exterior appearance changes: material, colour or design of the windows, external wall insulation, new render. Like-for-like facade cleaning only needs one in protected areas or municipalities that have decided so. In protected areas, the Architecte des Bâtiments de France gives an opinion.
What must be done when the works are finished?
File the declaration of completion and compliance (DAACT) at the town hall if the works required planning permission. The town hall then has three months, or five in some cases, to challenge compliance. Also remember to declare the new floor area to the tax office within 90 days.
Grants: MaPrimeRénov', zero-rate loan, VAT
Who can get MaPrimeRénov'?
Owner-occupiers, landlords and usufructuaries, for a home built at least 15 years ago and occupied as a main residence. The amount depends on household income, in four categories (very modest, modest, intermediate, higher), and on the project. The simulator on france-renov.gouv.fr and a free France Rénov' adviser check eligibility.
How much does MaPrimeRénov' pay for a major renovation?
In 2026, the grant covers 80%, 60%, 45% or 10% of the works depending on income, up to €30,000 excl. VAT of works for a two-class gain on the energy rating and €40,000 excl. VAT for three classes or more. It is reserved for homes rated E, F or G and requires at least two insulation measures. In a house, the programme must neither install nor keep oil, gas or coal heating.
Is a "Mon Accompagnateur Rénov'" adviser mandatory?
Yes, for a major renovation funded by MaPrimeRénov'. This approved adviser carries out the energy audit, helps define the works programme and follows the file; the service is partly funded depending on your income. A first meeting with a France Rénov' adviser is also mandatory before applying.
Can I apply for grants after the works have started?
No. The MaPrimeRénov' application must be filed before the works start, and the energy bonus (CEE) offer must be accepted before signing the quote: signed afterwards, it is lost. Wait for the Anah's approval before starting the works.
Will heat pumps still be funded by MaPrimeRénov' in 2027?
On 15 October 2026, the government announced that air-to-water and ground-source heat pumps installed on their own would only be funded by the energy bonus (CEE) from 1 January 2027. As of 19 October 2026, this is only an announcement: the 2027 budget has not been voted. Until 31 December 2026, the MaPrimeRénov' flat-rate grant for an air-to-water heat pump remains €5,000, €4,000 or €3,000 depending on income.
What is the zero-rate eco-loan (éco-PTZ)?
It is an interest-free loan to finance energy renovation works, granted with no income conditions. It ranges from €7,000 for windows alone to €30,000 for three or more measures, and up to €50,000 over 20 years for a full renovation. It applies to main residences built more than two years ago, with RGE-certified contractors, and can be requested until 31 December 2027.
What VAT rate applies to renovation works?
In a home completed more than two years ago: 5.5% for energy renovation works, 10% for other improvement and maintenance works, and 20% for works that increase the floor area by more than 10% or amount to rebuilding. Since 1 March 2025, the form to fill in has gone: the client certifies the conditions with a statement on the quote or invoice they sign.
Do I need an RGE-certified contractor to get grants?
Yes. MaPrimeRénov', energy bonuses and the zero-rate eco-loan require the funded works to be carried out by professionals with RGE certification ("reconnu garant de l'environnement") in the relevant field. Each company's certification can be checked in the official directory, via france-renov.gouv.fr.
Is there a grant to adapt a home for old age or disability?
Yes, MaPrimeAdapt' funds, for example, replacing a bath with a walk-in shower, a stairlift or wider doors. It covers 50% or 70% of the works depending on income, up to €22,000 excl. VAT, for people aged 70 and over, those aged 60 to 69 losing autonomy and people with disabilities, subject to income conditions.
Energy rating (DPE) and energy renovation
Which works should come first to improve an energy rating?
The building envelope: the roof or loft first, then the walls, windows and ground floors. Then comes suitable ventilation and, last, a heating system sized for the insulated house. Changing the heating before insulating often leads to an oversized system.
When can a home rated G or F no longer be rented out?
Homes rated G can no longer be offered for rent since 1 January 2025; F-rated homes will follow on 1 January 2028 and E-rated homes in 2034. Since 24 August 2022, the rent of a home rated F or G cannot be increased either.
Is an energy audit mandatory to sell a house?
Yes, to sell a house or a building owned by a single owner rated E, F or G; class D will follow in 2034. Paid for by the seller, the audit sets out costed works scenarios and is valid for five years. It does not apply to flats in a co-ownership building.
What changed in the energy rating calculation in 2026?
Since 1 January 2026, electricity is counted with a factor of 1.9 instead of 2.3, which lowers the displayed consumption of electrically heated homes by about 17%. The class thresholds have not changed, and nothing changes for other energy sources: only works improve the rating.
Can a stone house be insulated?
Yes, with vapour-open materials such as wood fibre, hemp or a lime-hemp render, after dealing with the causes of damp. Cement renders and vapour-tight insulation trap water in old walls. The obligation to insulate during major facade works does not apply to stone walls.
How can I avoid energy renovation scams?
Be wary of unsolicited calls: cold calling is banned in energy renovation, and since the law of 30 June 2025 the ban also covers text messages, emails and social media. France Rénov' and the Anah never cold call. After a contract signed at home, you have 14 days to withdraw.
Insurance and guarantees
What is the ten-year guarantee (garantie décennale)?
It covers, for 10 years after handover, serious damage that undermines the strength of the building or makes it unfit for use: foundations, roof structure, water ingress, built-in equipment. Every professional builder must be insured for this liability before work starts. The guarantee still applies, through the insurer, even if the company has ceased trading.
How do I check a contractor's ten-year insurance?
Ask for the insurance certificate, which must be attached to quotes and invoices. Check that its validity period covers the start date of the works and that the insured activities match the planned works: only works declared to the insurer are covered.
What guarantees apply after the works?
Three legal guarantees start at handover: the one-year completion guarantee, which obliges the contractor to fix any reported defect; the two-year guarantee for removable equipment (shutters, taps, radiators); and the ten-year guarantee for serious damage.
Is building damage insurance (dommages-ouvrage) mandatory?
Yes, for the client who has works covered by the ten-year guarantee carried out, such as a new build, an extension or structural work. It is taken out before work starts and quickly pays for repairs, without waiting to find out who is liable. However, no criminal penalty applies to an individual building for themselves or their family.
A defect appears after handover: what should I do?
Report it to the contractor in writing, preferably by registered letter with acknowledgement of receipt, keeping photos and dates. For one year, the completion guarantee obliges it to repair; after that, removable equipment falls under the two-year guarantee and serious damage under the ten-year guarantee.
New builds
Does Aldeak build new houses?
Yes. As well as renovations and extensions, Aldeak carries out new builds and large-scale works, with the same turnkey support and a single point of contact. Describe your plot and your project in the estimate tool for a first study.
Do I need a soil study to build a house?
Yes, in areas with medium or high exposure to clay shrink-swell: the seller of a building plot provides a G1 study, and construction relies on a G2 study or on prescribed building techniques. An order of 9 January 2026 redrew the map, applicable since 1 July 2026. The official Géorisques website shows your plot's exposure.
Which regulations apply to a new house?
The RE2020 environmental regulations, in force for single-family houses whose building permit was filed from 1 January 2022. They set requirements for energy needs, consumption, summer comfort and carbon footprint, certified when the permit is filed and at completion. They do not apply to renovation.
What permission is needed to build a house?
A building permit, processed in two months from a complete file, and three months in a protected area. An architect is mandatory if the floor area exceeds 150 m². The house also creates taxable floor area: development tax, with a 50% allowance on the first 100 m² of a main residence.
Offices, shops and commercial premises
Do you renovate offices and shops?
Yes. Aldeak renovates and refits offices, shops and commercial premises, up to large-scale works: compliance, accessibility, fire safety, networks, interior fit-out and finishes. A single point of contact coordinates every trade.
Can I stay open while my premises are renovated?
Often, yes. We organise the works by zones or phases, and schedule noisy works outside opening hours or in quiet periods. The schedule is drawn up with you and provided with the quote.
How long does the renovation of commercial premises take?
Generally allow 3 to 12 months depending on the size and complexity. Working in phases makes the works a little longer but avoids closing: the schedule agreed with you sets the duration.
Do works in premises open to the public need permission?
Yes, works in an establishment open to the public (ERP) require a works authorisation covering accessibility and fire safety (cerfa no. 13824). It is processed within four months of a complete file. If the shopfront changes, a prior declaration must also be filed.
Are my premises covered by the "décret tertiaire"?
Yes if commercial activities occupy at least 1,000 m² of floor area in a building or on the same site. Energy consumption must then fall by 40% by 2030, 50% by 2040 and 60% by 2050 compared with a reference year, and be declared every year on the Ademe's OPERAT platform.
Your question is not on the list?
Describe your project in five minutes: we reply within 48 hours for priority projects, and the feasibility study is free.
The rules and figures on this page were checked on 19 October 2026 on service-public.gouv.fr, france-renov.gouv.fr, anah.gouv.fr, impots.gouv.fr and legifrance.gouv.fr. They change regularly: for your own case, check them with your town hall, a France Rénov' adviser or your notary.
